Many Eateries Being Quietly Put On The Market

With a so-so
winter season over, and the sluggish summer season upon
us, many restaurateurs are throwing in the dish towel.

Restaurant
brokers say a large number of eateries throughout South
Florida and the Treasure Coast have been quietly put up
for sale.

“This is the highest number of listings I’ve
had in 10 years,” said Tom Prakas, a veteran restaurant
broker with the Prakas Group in Boca Raton. Prakas
said he has about 100 South Florida restaurants listed for
sale, almost double last year’s number.

“There are more
restaurants available
(for sale) than there have been in years,” agreed Richard Lackey, a restaurant broker ‘ Prakaswith
the Lackey Cos. in Palm Beach Gardens.

Lackey and Prakas
don’t want to give up names just yet. Restaurant owners like to keep sales a secret to
maintain their hold on staff and customers. But it’s no surprise that a number
of the restaurants that are up for sale are
clustered in the Palm Beach Gardens area.

With a high failure
rate (between 80 percent and 90 percent), owning a restaurant
is never an easy venture, even in the best of times.

“But now you
have the economic hardships on top of it,” Prakas said. “I
try to be an optimist, but I don’t see any bright spots. Commodities prices (for food) are going up, and there’s a fuel
charge on all restaurant deliveries.”

With sky-high gas
prices, there’s another new problem for restaurants: finding adequate help, said Alan Koch, a restaurant broker with Score
Realty Inc.
in Palm Beach Gardens.

Koch said many restaurants in northern
Palm Beach County hire workers who live in Martin or St. Lucie counties. These days, the prospect of driving a long distance to work a few hours and hope for tips doesn’t seem like such a great HeaT

Lackey and Koch noted that eateries led
by seasoned restaurateurs, such as John
Spoto
or Jim Taube, are doing well despite the downturn. And restaurants at the very high end, including
well-known brands, also are OK, Prakas said.

Ready to Sell, Buy, Invest?

Are you ready to buy, sell or invest in a restaurant Assembling a list of well tested ingredients mixed with a little precaution and foresight will increase your chances for a rewarding experience.  In this issue, well look at choosing the right location. Next issue well talk about the transaction itself and pitfalls to avoid.  Many of the important location decisions for your restaurants real estate will be based on a clear understanding of the restaurants concept.


Have you defined the right location for the concept You dont put a high end dining establishment in a warehouse district. (You may laugh…but its done.) Dont discount the importance of using a professional restaurant broker in accessing and finding the site.


Your concept will also succeed on different levels based on the suitability of the type of space you choose. Will a tempting menu, appealing price points and up-to-the-minute dcor help it succeed as a stand-alone destination location


Will it do well as an outparcel, or is your concept more suited for an endcap or inline space within a neighborhood center


Matching your concept to the right target market will help put you in the right location. Are you offering an Asian-fusion happy hour for young upwardly mobile business people, or are you serving lunch to the ladies garden club


Finding out where your target market lives, shops and works should help determine your location. Study the potential location and its traffic flows, and be sure it matches the habits of your ideal clientele.


Are the demographics around the site appropriate for your concept Are the blue collar or white collar people that live or work around your establishment the ones that will frequent it for lunch or dinner How old are they If the area does not embrace the restaurant concept, you will certainly wish you had planned better.


Finally, do your due diligence.


Live in the area, day and night, to see what it is like. Use a broker that is familiar with the area in question.


Check the local zoning laws, liquor laws, closing times, restrictions, and parking regulations. Make sure you understand the area before you open or invest in a restaurant or hospitality venture.


Buying, selling or investing in a restaurant will be easier if you have a proven recipe for success.

the seeds of Innovative thinking and Influential dealings in South Florida’s
hothouse of restaurant sales and leases, Athan
“Tom” Prakas has created a successful real estate
company, stemming from his Greek roots and restaurateur background.

In
2000, Mr. Prakas established The Prakas Group, Inc., a

Tom Prakas can probably get a pretty good table these days. For
the last nine years, his
restaurant-hospitality real estate brokerage has served up some of the
best names in the businessand made life
a lot more appetizing for the rest of us. Prakas, 51, is an Ohio native
and
veteran nightclub owner who moved to South Florida about 18 years after
a deal in Vegas fell through and a business stint in Atlanta ran
its course.

Prakas had been to South Florida during spring breaks (some of his clubs in Ohio were
college bars), and he liked what he saw. He promptly
opened Nippers in Boca and eventually a string of clubs and bars. After a number of years,
however, the club scene took its toll, and he
decided to ponder a career change.

“I didn’t want the late hours, the
day-to-day operations,” he says. “I came across the brokerage idea. I
thought, ‘I’ve hired a lot of people, and I know all the
bar and restaurant people.”‘ It was a natural extension of his former
life. So Prakas sold his places and
opened his own brokerage in 1999. Today, the Prakas Group employs 20
people and does about 300 restaurant deals
a year. His clients read like a who’s who of the hospitality
businessnames like Chops Lobster Bar, Vic & Angelo’s, Anthony’s
Coal Fired Pizza,
Taverna Opa, Chipotle and more.

“Florida
is becoming a dining destination from South Beach to West Palm Beach,” he says. “We are getting a lot of chefs and chef-driven
talenteveryone wants to start an outpost
in South Florida.”

Prakas knows
who’s coming in before anyone else does, who wants to sell and who’s
looking to add locations. He also knows what trends are hotand what’s not.

“Wine
bars are very hot, small plates are hot, and I’m seeing niche fieldsbusiness
going to specialization,” he says.

Although it’s difficult to
predict the next big thing, Prakas suggests
that some trends are definitely on their way outlike fussy
dress-up-for-dinner dining. He expects that whatever is next will be
“something in
the ‘eat-ertainment’ area,” places that offer entertainment and dancing
in addition to great food.

“If you do something well and not too
radical, and you have a good atmosphere, the good guys
will always do well,” he says. “People
want to go out and treat themselvesinstead of taking a
small trip, they want to go have a great dining experience it’s almost
bragging rights. There is always going to be a market for
great dining.”
